Hello everyone, I purchased some property last year and I'm looking to build a quite large garage (3500-3800sq. Ft). I'm looking for ideas and recommendations and input on all things that you regret doing or wish you had done. The garage will be layed out in two separate sections, one will have 16ft ceilings and the other half will have 10ft ceilings. Above the 10ft side I plan to build an apartment for temporary while I work on the house, which will later be turned into a man cave. The entire bottom floor will be built out of ICF's for the insulation purposes. I'm considering radiant heat flooring through out attached to an OWB. This OWB will heat both the apartment and garage and cut down considerably on my heating costs, as I have figured out it will take me about a 250,000 btu heat just for the garage. I'm planning on through garage doors so I can open the doors in the summer, as I'm on the top of one of the higher peaks in the area I should catch enough draft for it to stay somewhat cool.I have already hired an architect so if anyone has any suggestions or advice it would be greatly appreciated.
