Message	IF your credit is good you can get the best deals through [ www.bankrate.com ] I got 6.125 with one point (tax deductable) 30 year fixed and no other mortgage fees in April/May. Rates are lower now than they were then then. Looking over there you should be able to do less than 6% right now on a 30 fixed. As a rule of thumb bankrate.com deals are better than the most attractive local bank rates by about .5% (at least in my local area).
